Tenants should always report deficient basic life safety requirements to the landlord or property management. If the landlord fails to remedy the defective condition within a reasonable time after receiving written notice as provided in RCW 59.18.070, the tenant may file a Code Enforcement Investigation Request case to pursue other remedies. Basic life safety requirements include:
- Smoke alarms and Carbon Monoxide detectors should be functional
- Egress escape windows and/or doors should be operational
- Roof and plumbing leaks
- Stairs, handrails, and egress components should be in good repair
- Electrical hazards
- Heat source and ventilation are adequate and functional
