Project Description
The city received applications for a new residential subdivision on a vacant 5.5-acre site located generally at terminus of Pebble Place and at the southwest corner of E McLeod and McGrath Roads. The parcel is located in Area 2 of the Barkley Neighborhood and zoned Residential-Multi, Planned with a Low Density. The submitted proposal consists of 36 single-family lots with 27 of those lots developed as Small Lot infill housing provisions and the remaining 9 lots would be developed with single-family residences. Four of the lots are proposed to have detached accessory buildings.
The lots are proposed to be served by a private lane from an extension of Pebble Place and served by public water and sewer mains from existing infrastructure. Stormwater management is proposed onsite with direct discharge to the existing public stormwater conveyance systems.

Land use applications submitted for the proposal include:
- Land division – Preliminary plat
- Land division variance, associated with the preliminary plat
- Design review
- Accessory dwelling units
The Preliminary Plat and Land Division Variance applications require a public hearing before the Hearing Examiner through a Type III-A. The Design Review and Accessory Dwelling Unit applications are administrative decisions.
The Hearing Examiner will hold individual public hearings to take testimony on the Preliminary Plat and Land Division Variance applications. The Hearing Examiner issues the final decision on the Preliminary Plat and Land Division Variance.
